Foreigner Housing Unfunded Financing

Age between 21 – 55 years and not exceeding 60 years by the end of tenor.
With stable income and good credit.
*Currently for local Chinese customers working in selected Chinese companies holding work permit in Thailand only.
Property Type For selected completed condominiums with value more than 2.5 million baht and locates in Bangkok and its vicinity etc.
Fee Rate 1st year: 5.25%
2nd year: 5.75%
3rd year and onwards: 3M SIBOR+6.0%
Repayment Method Average capital plus interest
Tenor 3 - 15 years
Prepayment Allow for prepayment with penalty based on outstanding principle balance. If within first 3 years is 3%, if after is 1.5%.
Loan Amount Loan amount starts from 1.5 to 15 million baht. If value from 1.5 - 7.5 million baht, can get maximum 70% of purchase price or appraisal price (whichever is lower). If value from 7.5 million baht, can get maximum 60%.

  • ICBC (Thai) Foreigner Housing Unfunded Financing is a product which drawdowned by ICBC Singapore while ICBC (Thai) issues SBLC to guarantee the loan. ICBC Singapore collect loan interest and ICBC (Thai) charge the SBLC fees.
  • Whole process will take around two months after completed documents submitted. After approval, it is required for applicants to sign documents in ICBC (Thai), if applicant is married, spouse has to come together.
  • If without the fire insurance, the loan application will not be approved. However, ICBC insurance is optional; applicants also can choose other insurance company.
  • ICBC (Thai) will contact developer or second-hand owner to deal with title transfer and mortgage, and will hand over the cheque at land office. ICBC (Thai) is eligible for the procedure on behalf of applicants with applicants signed POA.
  • Repayment will be started every 15th after drawdown month, if it is weekend or holiday will be postponed. Applicants are responsible for loan repayment based on repayment schedule.
  • Sufficient balance should be kept in ICBC (Thai) account for repayment; ICBC (Thai) will automatically deduct money and convert to SGD on repayment date.
  • ICBC Singapore will send paper bank statement to applicants after monthly repayment.
  • ICBC (Thai) will not charge the collection fee, but if late repayment occurred, the default interest will be increased by 50%.

    Monthly Principle = (Total repayment amount / total installment number of months) – Monthly interest
    *The interest and installment number of months have to apply to the condition: R>= (T+1) / [T (T-1)], R is monthly interest, T is total installment number of months.
